Touring Riviera Nayarit’s Surrounding Areas – Departing from Riviera Nayarit, take Highway 200 to Punta Sayulita, a small town and fishing village that has beautiful beaches and a cove. TRAVEL ALERT TO MEXICO NO LONGER IN EFFECT


Mexico City, May 15, 2009 – The U.S. Department of State’s travel alert to Mexico due to the H1N1 influenza outbreak is no longer in effect. This announcement was made right after the Centers for Disease Control and Prevention (CDC) lifted its travel warning against all nonessential travel to Mexico.

The CDC announced that the “warning” was downgraded to a “Travel Health Precaution,” which is directed at those who are at high risk of complications due to any kind of influenza.

Daniel Jernigan, Deputy Director of the CDC’s influenza division, says that there is no evidence that the Influenza A (H1N1) virus is becoming stronger.

“Mexico’s government and tourism authorities are very satisfied with the decision taken by the Centers for Disease Control and Prevention (CDC) and consequently, the U.S. Department of State, to lift the H1N1 influenza alert against nonessential travel to Mexico. Our main priority continues to be the safety of our citizens and visitors, and with evidence that the flu appears to be less threatening than originally thought, Mexico is ready to welcome back all of its visitors and offer them the hospitality and services that have always distinguished us,” said Rodolfo Elizondo, Mexico’s Minister of Tourism.

It is important to highlight that, according to the CDC, the increasing number of cases that are being seen in the United States and other countries are not directly associated with travel to Mexico.

Countries such as Argentina, Peru, Ecuador, Uruguay, Italy, Austria, Belgium, United Kingdom and Switzerland have also lifted their advisories against travel to Mexico and have resumed all commercial flights to the country.

Carnival Cruise Lines has also announced that they will resume all scheduled port calls to Mexico once all previously modified trips are completed.

“There is no doubt that the
H1N1 has hit our country very hard; specially the tourism sector, an essential part of our economy. Mexico is known for its capacity of coming out of tough situations even stronger, and this will not be the exception. The travel industry -at all levels- is ready to offer its visitors what they come here for: diversity, culture, relaxation, luxury, adventure, world class infrastructure and most importantly, the best service in the world,” added Oscar Fitch, CEO of the Mexico Tourism Board.

Puerto Vallarta state of the market


As the high-season ends and we look back at what transpired from November until April, we´ve seen the market go form one of denial to acceptance. By January, real estate developers could no longer ignore the fact that our market is no different than any other market in Mexico or the USA for that matter. Global economic conditions have seen more than 40% of the world´s wealth simple disappear in a very short period of time. That has removed many people who were once considering a second home, from the market, or at least delayed it for a number of years.

Second homes buyers have been hit the most, as this is seen more of a luxury, and luxury items can be the first to go when times get tight. But for the retiree, (if there´s still enough in his 401K to retire), purchasing aretirement home is a lifestyle decision. And for that Vallarta still has much to offer. If you want to retire, why not somewherewarm, a lower cost of living, exciting social scene, but still situated close to your community back in Canada or the United States where family is still located? Perhaps more than ever, with diminished retirement funds, this will drive this sector of the real estate market.

But for most of the high season, realtors and developers reported more of a sense of "wait and see" from their prospects and clients. They wanted to first understand the severity of this recession, how badly it would effect them, and when we could expect to see a bottom and the beginning of a turnaround (however slow it may be). Its been this rollercoaster ride of the stock market that has made this all very difficult.

As well, they want to see how this will effect real estate prices in Vallarta. That is still hard to determine. Having personally weathered two of these downturns in the past (´95 and ´02), past experience has shown me that prices do not drop like they do traditionally in downturns as in the USA. For the most part, properties have mortagages on them. Many are retirement homes, which now part of their new style of life-people live here most of the year. it seems the urgency to sell, or the need to sell, is less urgent here.

Although realtors and developers have been showing properties to prospects, its been more ¨showing than selling¨. But people are still interested, they just aren´t sure when to make the jump and buy, That´s building up a demand, which will most likely start appearing in the fall. Already there is talk of ¨light at the end of the tunnel¨. We all could use some more of that good news.

Banderas Bay


The Banderas Bay plunges to around 1800m (5,900ft), has 160km (100mi)of sensational shoreline and it is the seventh largest bay in the world. The submerged crater of a long-extinguished volcano, Bahia de Banderas is an enviormental wonderland populated by giant manta rays, dolphins and (during their bithing season from November throught March) humpback whales.

Banderas Bay is a horseshoe-shaped bay theorized to have been formed by an ancient volcano crater. It is the largest natural bay in Mexico and the second largest in Northa American-surpassed only by Canada´s Hudson Bay.

Banderas Bay measures nearly 20 miles across with over 40 miles of coastline and is considered one of the depest bays in the world with depths uo to two miles. The waters of Bahia de Banderas are protected from inclement weather of the open seas because it faces west and is framed by the Sierra Madre mountain range.

With its deep, calm waters, Bandaeras Bay offers some off the best sport fishing in the world. Humpback whales, dolphins, sea turtkes and giant manta rays are also inhabitants. At one time, great pearl banks were found, which caused much greed among the early Spaniards who first settled on Banderas Bay.

REALIZING THE DREAM............MAKING THE MOVE


So, two weeks of timeshare just wasn´t enough, and even the two months in a rentalleft you lusting for more. Puerto Vallarta can get to you thay way, and then the only thing to do is move here-trade the house up north for one with a view of the sea framed by scarlet bougainvillea! But before you embark on our idyllic new life by the bay, there are some details to consider.


Keep in mind that once you leave your home for another country, you become an alien in the new locale and must comply with its immigration laws. Instead of the familiar FMT, or tourist visa, issued to short - term visitors, those planning to stay more than 180 days need an FM-3, a one year residency permit that requires proof of financial resources, either in the form of approved employment in Mexico or guarantedd income from other sources.


So now you´re residing in "paradise" with a great view of the bay and, somehow, the days are flying by. Your friends and family still asking, "But what do you do all day? And it´s hard to explain that what you thought would be endless lazy afternoons in a hammock with a good book and long siestas simply have not materialized. There are just too many things to do in Puerto Vallarta!

Awards & Accolades for Riviera Nayarit
Clearly, Riviera Nayarit's public/private partnership is working. For the third year in a row, Nuevo Vallarta ranked number one for hotel occupancy rates in Mexico, almost 15 percentage points above the national average. Rincon de Guayabitos, one of the destination's charming villages, ranked number two nationally in terms of the rise in hotel occupancy rates.

The 2008 AAA Travel Guide awarded its coveted Five-Diamond Award to two resorts in the area - the Four Seasons Resort Punta Mita and the Grand Velas All Suites & Spa Resort - and the Four-Diamond Award to three others - the Grand Mayan, the Vallarta Palace, and Casa Las Brisas. Three Nayarit restaurants also earned the Four-Diamond designation.

Retiring in Mexico


If you have already made the decision to retire in Mexico, let me be the first to
Congratulate you. I made that decision myself back in 1993, and have never regretted it.
Of course, I am a bit prejudiced in favor of Puerto Vallarta, but everybody has to make that choice for themselves. With that in mind, the following are among your options:
Mazatlan – Mexico’s largest commercial port and a popular destination for travelers and retirees. The weather is perfect for those who want the sun and a casual beach atmosphere. Many choose Mazatlan for the temperate climate and the overall Mexican city feeling.
Loreto, Baja California – An ideal place if you want an active retirement, which will include sun, ocean and endless outdoor activities at your finger tips. Loreto is considered a good place for both a simple or luxurious retirement. Average temperature is in the 80s year round.
Acapulco – A city set by the ocean. Retirees who enjoy both the big city attractions as well as easy beachfront living in a resort town might want to make their home here. Acapulco is the home of many international celebrities, as well as the home of many retirees from various countries. It is also popular because of its proximity to Mexico City.
Barra de Navidad – This is a sleepy coastal town when compared with other Mexican beach resort cities and perhaps the vision many retirees had in mind when they thought of retiring in this fascinating country. A little way north we also find the pristine beach town of La Manzanilla. This village has a long, curving, gently sloping beach with gentle surf extending for about a mile. Good swimming, diving. Numerous palapa restaurants line the beach. This is a rapidly developing area with a new hotel and several condominium projects underway. These communities are all located on the picturesque, half-moon shaped Bay of Tenacatita.

Puerto Vallarta – What was once just a small fishing village has now become one of the most popular places to retire in Mexico. The romance of Richard Burton and Elizabeth Taylor here during the filming of John Huston’s Night of the Iguana made it internationally famous over night. In the 40-plus years since then, Puerto Vallarta has never ceased growing. Now, along with neighboring Nuevo Vallarta across the state border in Nayarit, the whole Banderas Bay area is exploding as more and more “Baby Boomers” discover its charm and friendliness and choose this area to retire.

Non stop flight from San Francisco to Puerto Vallarta



Riviera Nayarit's Growing Reputation as "The It" Destination on the Pacific Coast Attracts New Flights With Expected Increase in Arrivals from the West Coast

RIVIERA NAYARIT, Mexico - The Riviera Nayarit region was only launched a year ago but has attracted interest from travelers that know a "hot" destination when they see one. A sign of Riviera Nayarit's growing reputation is the opening of new airline routes and Mexicana Airlines is one of the latest to do so with a new service from San Francisco International Airport to Puerto Vallarta International Airport, non-stop. Mexicana Airlines new non-stop flights between San Francisco and Puerto Vallarta is effective December 3, 2008, and will be in service four times a week.

The new non-stop Mexicana flights depart from San Francisco on Wednesdays, Fridays, Saturdays and Sundays at 11:10 a.m. PST, arriving in Puerto Vallarta at 4:10 p.m. From Puerto Vallarta, the flights depart on Wednesdays, Fridays, Saturdays and Sundays at 5:30 p.m., arriving in San Francisco at 7:25 p.m. PST.
